Complex and difficult construction projects require procedures created specifically for managing, tracking and controlling the progress of the project. The type of contractual arrangement, the nature of work and the reporting requirements often dictate the appropriate management system to be employed.

KGA's approach to management of complex construction projects typically consists of the following steps:

• Project Delivery Systems are selected to appropriate the proper type of contracts and agreements necessary to accomplish the work. (KGA in-house legal counsel has drafted numerous agreements.)




• KGA Cost Estimating has been used as a benchmark for projects varying from complex infrastructures to simple residential projects. Our estimates are easily converted to job cost tracking systems. At project close-out, actual costs are fed back to the estimating department for future bids.

• KGA As-Planned Schedules create a realistic measure for work progress. As-built updates track change order impact, delays and disruption as well as late performance. "But-for" or collapsed schedule analysis can be critical in collecting or defending claims during construction.

• KGA contract administration database tracking of correspondence, change order requests, clarifications and other project documentation provides backup for changes that inevitably happen in construction.
